This service includes the following:
 
Property Inspections: 
 
We will inspect the property per quarter and provide reports with pictures highlighting the condition of the property.
 
24 hr Emergency Call Out Service:
 
Tenants are given an out of office contact number in the event of an emergency.
 
Inventories:
 
An inventory report will be carried out prior to a tenant moving into the property. This highlights the condition of the property before we move tenants in and can be used as evidence to put forward any deductions for dilapidations to the tenants’ deposit, if applicable.
 
Rent Collection:
 
Collection of the rent each month.
 
Client Manager:
 
You will be assigned a property manager who will be your direct point of contact.  Your property manager will help deal with any enquires you may have.
 
Utilities: 
 
We inform utility companies of tenant change over including Council Tax ensuring that all accounts are settled.
 
Contract Renewals:
 
We liaise with the tenant on contract renewals or handle any notices if needed. 
 
Deposit Protection:
 
All tenant deposits are protected and held within our Deposits Protection account (DPS).
 
Tenancies:
 
We write up all tenancy agreements, address any concerns that the tenant may have and advise tenants of their responsibilities.
 
Exclusive Tenant Referencing:
 
We offer an exclusive tenant vetting service to ensure quality control is at its highest.
 
Landlord Insurance:
 
We offer all of our landlords a ‘rent protection insurance’ which covers you for loss of rent.
